This is more about Exchange 2007 than hosting, I apologize about that. I have some devices in Zone 3, like UPS's, that I would like to setup for email notification, utilizing internal Exchange server. Recipient will be one of the hosted users, so it should
be local delivery, not even relaying. However, I was not able to make it work. Than I created new SMTP receive conector in HUB server, and still can't make it work. In both cases I receive "Incorrect return code from SMTP command".

I had a similar issue with a non hosted exchange deployment. Setup a connector for those devices that cannot be in the domain, By defauklt the connector on the hub is a secure connector for the edge devices.
To make the default hub connector accept inbound internet mail (in your case non authenticated mail) in an environment without an Edge Transport server, you need to configure it to accept mail from anonymous senders. Here's how you can do this from the Exchange
set-ReceiveConnector -identity "Name of Default Connector" -PermissionGroups AnonymousUsers
